About SpliT rock

Approximately 30 years ago some of the people who would later form Split Rock Development Group, began making regular visits to this very scenic, but almost totally undeveloped area of desert land now referred to as the Snow Canyon corridor.  They knew then that there were many people who would love to have a home in such a spectacular setting, but unfortunately St. George lacked any history of higher end development with the scale and vision necessary.  In 1996 we set about to change that.

Fortunately, The Entrada Company had acquired more than 700 acres of land in the corridor and had developed a master plan, CC&R's and Development Guidelines to dictate the development of the land in a manner guaranteed to preserve and enhance it's natural beauty.  In 1996 The Entrada Company opened the Johnny Miller designed Championship golf course that is now part of the Entrada Golf and Country Club.  The club now has a Sports and Fitness Center which includes indoor and outdoor swimming, tennis, basketball, volleyball, a full range of work out equipment and an aerobics class room.  Entrada now has a twenty three thousand square foot Clubhouse which has been rated as the best new clubhouse in the country.

Armed with financing and energetic partners, a company which evolved to become Split Rock Development Group was formed to first develop the community of Paiute Springs.  The company exercised a lot of creative energy and set about to build upon the great foundation The Entrada Company had put in place.  By adding beautiful waterscaping on every lot, dramatic desert landscaping, and a whole new style of desert architecture, Paiute Springs was a huge success and the 59 lots sold quickly.

With that initial success the company continued to buy land from The Entrada Company to build additional residential villages. The Paiute Springs experience had taught the developers that people loved the water, the landscaping and house designs, and introduced single loaded streets.  The 52 lots of Kachina Springs sold out as quickly. The next move was to the 27 lots of Kachina Springs South, and then the 45 lots of Kachina Springs East.  Each new development evolved slightly, but the basic look and feel that characterizes Entrada and Split Rock has been retained. Plans are now being readied for the 46 lot development of Kachina Springs East phase 2.

Split Rock has also entered into land purchase agreements on nearby property being developed as The Reserve.  Phase one has quickly sold and there are only four lots remaining.  Phases 2, 3, and 4 are currently under development.  The Reserve is unique in many ways.  The views are stunning, the lots are even bigger than in previous Split Rock developments, and many of the lots include lava formations which create a very unique beauty as they are set off by red sand, and the red and white towering cliffs.  The Reserve is a guarded and gated community.  The Reserve backs onto the 62,000 acre Red Cliffs Desert Reserve (a desert tortoise preserve).  This protected area preserves the stunning views forever while benefiting the properties by bordering massive open space.

One of Split Rock's most unique and affordable developments is The Springs at Snow Canyon.  This 31 lot gated village sits near the mouth of the entrance of Snow Canyon.  The homes are immediately adjacent to Red Mountain and Snow Canyon, so from inside or outside the home your view is spectacular.  The village has its own community pool and has access to wonderful hiking and biking trails.

Split Rock custom builds patio homes and larger custom lot homes.  The Patio homes are planned unit developments that offer maintenance free living and protects views and open spaces.  We build custom homes on our own properties as well as on customers own lots throughout Washington County.  The majority  of homes built by Split Rock have been patio homes.  When you see one of them it will probably redefine your concept of patio homes.  We start with a variety of plans and then modify them as necessary to meet the customers individual needs.  We have added as much as 4,500 additional square feet to a model.  Just about everything can be changed.  We can add basements with nine foot ceilings and a lot of natural light.

Our custom homebuilding side of the business has been growing rapidly.  The recognition we receive for our creative design capabilities from our Parade of Homes visitors crates a lot of custom build opportunities for us.  To see that creativity for yourself view our parade homes in the "photo gallery" area on our web site menu.  Split Rock has its own design group that not only helps the customer create just the home they want, but also find perfect furniture and accessories to blend with our unique desert style. 

Our architect lives on the project and can help with any customization needed.  We have our own landscaping company and waterscape company.  We also have our own faux rock company, headed by John Domane Carlson, a true artist that has produced faux rock sculptures for some of the best known zoos and aquariums in the world.  His artistry in creating both sandstone and lava features inside and outside our homes has set our development apart from the competition.  His waterfall grottos that provide both intimacy and light to our basements become something many of our owners can't live without once they've seen them.

Early on we discovered that the majority of those interested in our projects wanted to build and move in quickly.  However many of those visiting us wanted to secure a lot, but they wouldn't be able to build for several years.  To accommodate these customers we extended the requirements to build from two years to five years in almost all of our developments.  We also pay the homeowners dues for the first 12 months or until the home is built, whichever occurs first.
We feel a special stewardship for this land.  Everyday our primary caution is to see that we enhance it and not detract from its natural beauty.  We have no desire to see how fast we can develop, just how well we can do it.  We plan on being here 20 years from now still finishing the job, so treating our customers right is paramount to our philosophy.  We hope you'll visit the St. George area and experience its beauty.  And we hope you'll stop by our communities.  We'd love to see what you think.
